Your First Year in Sun City West: A Month-by-Month Guide to Getting Settled

Moving to Sun City West is one of the most exciting transitions you'll ever make — but I won't sugarcoat it: the first year is a whirlwind. New home, new climate, new routines. I've helped dozens of families make this move, and I always tell them the same thing: give yourself a full year to truly settle in. Here's what each season looks like for a typical new resident.
Fall (October–December): Arrival Season
Most of my clients close on their homes between October and December, and for good reason — the weather is perfection. Highs in the low 80s dropping to the 60s by December. This is your "honeymoon phase."
Month 1: The Essentials
- Get your Rec Card. Head to the Recreation Centers of Sun City West (R.H. Johnson) to purchase your owner's card. This is your golden ticket to golf courses, pools, fitness centers, and 100+ clubs.
- Set up utilities. Arizona Water Company, APS or SRP for electric, and Southwest Gas. I provide all my buyers with a complete checklist so nothing falls through the cracks.
- Meet your HOA. Sun City West doesn't have a traditional HOA — the Recreation Centers handle community amenities. But your specific subdivision may have its own association. I'll make sure you know exactly who to contact.
- Find your doctor. Banner Health and HonorHealth both have excellent facilities nearby. If you're on Medicare, I can connect you with local insurance advisors who specialize in Arizona plans.
Month 2: Start Exploring
- Try a club. Photography, hiking, pickleball, woodworking, stained glass — you name it. Most clubs offer free trial visits. This is the fastest way to make friends.
- Play a round. The four championship courses (Grandview, Trail Ridge, Pebblebrook, Stardust) are in peak condition during fall. Tee times fill fast, so book early.
- Explore the restaurants. Gus's NY Pizza, Memo's Mexican Food, and the Briarwood Country Club dining room are resident favorites.
Month 3: The Holidays
December in Sun City West is magical. The community goes all-out with holiday lights, concerts at the Stardust Theatre, and club parties. This is when new residents start feeling like they truly belong. If family is visiting from out of state, they'll quickly see why you made the move.
Winter (January–March): Peak Season
This is when Sun City West comes fully alive. Snowbirds are back, every club is bustling, and the weather is absolutely stunning — mid-60s to low 70s with clear blue skies.
Month 4–5: Settle Into Routines
- Join a regular group. Whether it's a weekly golf foursome, a morning walking group, or a book club, having a consistent schedule makes all the difference.
- Attend the open houses and craft fairs. The Rec Centers host regular events where clubs showcase their work. It's part social event, part inspiration.
- Get involved. The Sun City West Foundation and various volunteer groups are always looking for help. Giving back is a big part of the culture here.
Month 6: Spring Training
February and March bring Cactus League baseball. The Surprise Stadium is just 15 minutes from Sun City West, and it's one of the best-kept secrets of living here. Grab tickets early — games sell out fast when the Rangers and Royals are in town.
Spring (April–May): The Transition
Temperatures start climbing into the 90s by late April. This is when the community shifts gears.
Month 7–8: Prepare for Summer
- Service your AC. This is non-negotiable. Schedule a tune-up before the heat hits. I recommend several trusted local HVAC companies to all my buyers.
- Adjust your landscaping. Desert landscaping is low-maintenance but not no-maintenance. April is the time to trim back growth and check your drip irrigation system.
- Plan your summer. Many residents travel during the hottest months. Others stay and enjoy the quieter community, uncrowded golf courses, and summer pricing at local restaurants.
Summer (June–September): Your First Arizona Summer
Let's address the elephant in the room: yes, it's hot. June through September regularly hits 105–115°F. But here's what most newcomers discover — it's very manageable.
Month 9–11: Embrace the Heat
- Morning is everything. Golf at 6 AM, walk at dawn, pool by 9 AM. By noon you're indoors enjoying the AC. The lifestyle adapts, and so will you.
- The pools are incredible. Sun City West has multiple heated pools and the Beardsley Park pool complex is a summer favorite.
- Indoor activities shine. This is when clubs like ceramics, art, computers, and cards really take off. The Rec Centers are beautifully air-conditioned.
- Monsoon season (July–September). Dramatic thunderstorms roll through in the afternoons. They're spectacular to watch, they cool things down, and the sunsets afterward are unreal.
Month 12: Your Anniversary
By October, you've survived your first full cycle. The snowbirds return, the weather turns gorgeous again, and something clicks: this is home. I hear it from every client — the second year is when you truly hit your stride. You know the shortcuts, you have your people, and you can't imagine living anywhere else.
What I Tell Every New Resident
The first year is about exploration and adjustment. Don't pressure yourself to have it all figured out by month three. Join more clubs than you think you need — you can always scale back. Say yes to every invitation. And when summer hits, remember: every longtime resident survived their first one, and most of them laugh about how worried they were.
